Q:  What is Home Staging?

A:  Home staging is the art of un-decorating.  While interior decorating is all about personalizing the space, home staging is about
de-personalizing the space.  It is the job of the professional home stager to help you sell your house for the most money in the least
amount of time by showcasing your home's potential and make it appeal to the broadest number of buyers.  We do this by looking
at the property with a buyer's critical eye, then organizing and arranging the space to its best potential.  This can be done by
redesigning, using the homeowner's existing furnishings, or bringing in just the right furniture, art, and accessories to truly
showcase the property.


Q:  Why should I use a home stager when I want to sell my property?

A:  Home staging goes far beyond simply decluttering and cleaning.  A qualified home stager will look at your property with a
buyer's critical eye and be able to make the right changes to highlight the home's best features, while downplaying or changing the
property's negative aspects.  At Sold By Design, we pay close attention to the neighborhood demographics and stage the property
to appeal to as many prospective buyers as possible.  Most buyers will look first at the MLS. If you do not have beautiful,
eye-catching photos for your listing, buyers will just pick one that does!   Ask yourself, if you were a buyer, which of the following

Q:  I'm not really familiar with home staging.  Are there studies or surveys on its effectiveness?

Q:  But my home is vacant;  I certainly don't have a problem with clutter, so why would I need it staged?

A:   Unfortunately for many sellers, vacant homes spend even longer on the market than occupied, unstaged homes.  The average
buyer needs to be shown a room's purpose, and how their furniture might work in the space.  Additionally, without a focal point, the
human eye is naturally drawn to the edges of the room, which makes the room look and feel smaller.  Notice how the use of the

Q:  How does the staging process work?

A:  We start with the initial Consultation, which can last anywhere from one to two-and-a-half hours, depending on square footage
and the needs of the property.  At this time, we will have a complete walk-through, from curb to back property line, looking at the
property with a buyer's critical eye.  We will address color, presentation, lighting, and furniture layout.  We will tell you how to
highlight the property's strong features, and how to downplay its "problem areas." This will include suggestions for
interior redesign
of homeowner's existing furniture and accessories, as well as ways to enhance the curb appeal of the property.  At the end of the
Consultation, we will give you a written report.  From this point on, you may choose to prepare your property yourself, or you can
choose from our list of
services.  If you decide to go with our Full-Service Staging, Sold By Design will work with your existing
furnishings, or arrange for rental furniture, if needed.  There is no "handling fee" or other markup on rental furniture, and you are
responsible for payment to the rental store.  Additionally, we will bring in just the right art and accessories to really make your home
stand out to any prospective buyers.  When we are done, you will undoubtedly be amazed at the transformation, and we will take
